Scope

The site is published by Bali Property Select, a property agency operating in Bali, Indonesia. These terms govern your use of the website itself. They are not the contract for a purchase, a lease, a sale mandate or a management agreement — each of those is a separate written agreement, and where it conflicts with this page, that agreement prevails.

Our role

We are a property agency. We introduce properties, we present them, and we put buyers, tenants and owners in contact. We are not a law firm, a notary, a tax adviser or a financial adviser, and nothing on this site is legal, tax or investment advice.

Property information

Listings are built largely from information given to us by owners. We review submissions before publishing them, but we cannot independently guarantee every detail. Sizes, prices, boundaries, lease terms, permits and availability should all be verified during due diligence before you rely on them.

Prices may be quoted in different currencies and may change. A property may be sold, let or withdrawn between the moment it is published and the moment you enquire. Nothing on a listing page is an offer capable of acceptance.

What the verification status means

Some listings show a document verification status. It records how far our own review of the documents supplied to us has progressed — nothing more. It is not a legal opinion, not a title guarantee, and not a substitute for due diligence carried out by your own advisers.

Guides, handbook and figures

Our guides and handbook are general information, written to help you ask better questions. They are not advice on your situation, and regulations described in them may have changed since publication.

Any yield, return, revenue or payback figure shown on the site is an illustration based on the assumptions stated with it. It is not a forecast and not a promise. We do not guarantee returns, occupancy, rental income or resale value.

Submitting a property

When you submit a property through this site, you confirm that:

Submitting a property does not oblige us to publish it. We review every submission and may decline it, ask for revisions, edit the presentation, or remove a listing later. We may also pause or unpublish a listing at any time, in particular where information turns out to be inaccurate. Publication is not a mandate: commercial terms, if any, are agreed separately in writing.

Management enquiries

The property management page describes a service we offer. Sending a management enquiry starts a conversation and commits neither side to anything. Any management we take on is governed by a separate written agreement setting out the scope, the responsibilities and the fees.

Using our forms

Use the forms for genuine enquiries. Do not send false details, other people's information without their knowledge, unlawful content, or automated or bulk submissions. We may decline to reply to, and may delete, anything that falls into those categories.

Content and images

The name Bali Property Select, our logo, the design of this site, our guides and our handbook belong to us or to our licensors. You may read and share them for your own use. You may not republish, resell or scrape them, or reuse our listings and photographs commercially, without our written permission.

Availability of the site

We aim to keep the site available and current, but we do not guarantee uninterrupted access. Pages, listings and features may change or be withdrawn without notice. Where we link to another website, we are not responsible for its content.

Liability

To the extent permitted by law, we are not liable for decisions you take on the basis of information published on this site, for inaccuracies in information supplied to us by third parties, or for indirect or consequential loss. Nothing here excludes liability that cannot lawfully be excluded, including for fraud.

Governing law and changes

These terms are governed by Indonesian law, and disputes relating to them fall to the competent courts of Indonesia. We may update this page; the version in force is the one published here, with the date shown at the top.
